How it works

Rental yield compares annual rent to the value of the property. Gross yield uses rent only. Net yield subtracts annual costs such as council rates, insurance, repairs, and property management.

Examples

Higher-rent metro unit: can show stronger gross yield but weaker net yield once strata and management are added.

Low-vacancy regional property: often looks better on a net basis because a higher share of rent is retained.
